JOB SUMMARY:

Transact larger and more complex commercial office and flex space lease projects as assigned by the Director.  Efficiently and effectively manage the real estate department’s day-to-day administrative activities and supervise rent administration and project coordinator support staff with respect to the North American real estate portfolio.  Assist the Director in drafting and negotiating commercial real estate and related agreements as needed.  Interact effectively with executive and all other corporate staff levels, field management, and external brokers, landlords and architects.

SPECIFIC DUTIES:

  • Complete lease transaction process on assigned projects including definition of requirements, undertaking market analyses, requesting lease proposals, performing financial and qualitative analysis, negotiating deal terms with all parties, securing internal approvals from executive management, and executing the lease.
  • Oversee and manage rent administration by Lease Analysts for all North America leasehold assets.
  • Oversee and manage Project Coordinator & Space Planner activities for all active projects.
  • Perform detailed space programming and space planning work.
  • Review construction drawings and perform remote construction project management
  • Draft or redraft leases and lease amendments, subleases, SNDAs, agency and engagement letter agreements, architectural and engineering contracts, termination agreements, and landlord default letters as assigned by the Director.

Job Requirements

MINIMUM QUALIFICATIONS AT ENTRY:

  • Advanced analytic and transaction management skills
  • Strong contract and lease negotiation skills
  • Experienced in drafting and redrafting leases and other contract documents
  • Strong space programming and space planning skills
  • Ability to review construction drawings and manage construction process remotely
  • Ability to cultivate excellent working relationships with all levels of management
  • Strong organizational skills with ability to be detail oriented

EDUCATION & EXPERIENCE:

  • 10 years or more of commercial lease transaction management experience, and/or master’s degree with emphasis in real estate or finance coupled with 5 or more years lease transaction management experience
  • Experience in drafting leases and other real estate legal documents
  • Financial and/or accounting background a plus

COMPETENCIES (as demonstrated through experience, training, and/or testing):

As necessary and warranted to perform foregoing Essential Functions

  • Ability to manage, motivate, and train support staff to assure they are well prepared and able to effectively and efficiently complete their operational duties.
  • Extensive space programming and space planning experience
  • Strong legal drafting skills
  • Must be able to work on multiple projects concurrently.
  • Prior experience and knowledge of Lease Administration Systems (LAS)
  • Proficiency with Microsoft Word, Excel and Outlook.
  • Well-developed planning and organizational skills.
  • Excellent verbal and written skills.
  • Ability to interact effectively at all levels of management and across diverse cultures.
  • Demonstrated energy, drive, determination and persistence to achieve goals.
