We are searching for a Director of Real Estate to provide leadership and direction for a department that manages a $40MM real estate portfolio in the US and Canada. This is a high-volume position responsible for 450+ leased offices representing $1.7MM rentable square feet. Both strategic and hands-on, you will manage a staff of 7 transaction managers and lease analysts in a fast-paced environment. This position reports to the Vice President of Operation Services.

JOB SUMMARY:

Efficiently and effectively direct corporate real estate operations department for North American real estate portfolio of leased offices and associated annual rent liability.  Establish and carry out corporate real estate policy and project protocols.  Transact all elements of complex commercial office lease projects.  Successfully negotiate and deliver lease documents and related agreements.  Interact effectively with executive and all other corporate staff levels, field management, external brokers, landlords and architects.

Responsibilities Include:

  • Provide leadership, guidance and professional development to the real estate department staff including oversight and management of the lease transaction projects, lease documents, and the day-to-day activities of the project and administrative staff and their responsibilities.
  • Personally execute lease transaction projects including definition of requirements, undertaking market analyses, requesting lease proposals, performing financial and qualitative analyses, negotiating deal terms with all parties, securing internal approvals from executive management, and executing the lease.
  • Perform detailed space programming and space planning work involving the review and markup of construction drawings in conjunction with the department’s project coordinator.
  • Draft or redraft leases and lease amendments and other legal documents. Assign legal projects to internal staff or external legal resources as appropriate but retain final approval of all real estate legal documents executed by the company. Manage vendor relationships for legal outsourcing.
  • Develop and periodically revise policy for lease transaction process and management.
  • Appropriately respond to lender foreclosure, and condemnation and eminent domain events.
  • Develop competencies at all levels in the departments and provide opportunities for professional growth, including succession planning within the department.

Job Requirements

MINIMUM QUALIFICATIONS AT ENTRY:

  • Highly developed analytic and transaction management skills
  • Excellent contract and lease negotiation skills
  • Proficiency in drafting and redrafting leases and other contract documents
  • Proficiency in space programming and space planning skills
  • Ability to review construction drawings and manage construction process remotely
  • Ability to cultivate excellent working relationships with executive levels of management
  • Excellent organizational skills with ability to be detail oriented

EDUCATION & EXPERIENCE:

  • 10 years or more of commercial office lease transaction management experience, and/or Master’s degree in Real Estate, Finance or Business (with emphasis in real estate or finance) coupled with 7 or more years lease transaction management experience.
  • Documented work experience managing commercial office lease department, teams and operational activities.

  • Ability to manage, motivate, and train staff to assure the department functions effectively, efficiently, and provides the best possible support to the company’s operational units.
  • Must be able to work on multiple projects concurrently.
